Comstock Cottages Phase 2

Public hearing in the City Council Chambers at Reno City Hall at 6 pm
The appeal of the Planning Commission’s decision to approve a request has been made for: 1) a tentative map to develop 196 single-family attached residential subdivision, and 2) special use permits for a) townhomes, b) hillside development, c) grading that results in cuts greater than 20 feet in depth and fills greater than ten feet in height. The ±36.26 acre site is located ±500 feet southeast of the intersection of Talus Way and North Virginia Street on the East side of the Union Pacific rail line. The site is located within the Single-Family Residential – 4,000 square feet (SF4) and Single-Family Residential – 6,000 square feet (SF6) zoning districts and has Master Plan land use designations of Mixed Neighborhood (MX) and Single-Family Neighborhood (SF) (Ward 4). The appeal was brought by adjacent property owner Stephen Lording. The City Council may affirm, modify, or reverse the decision of the Planning Commission. If the decision is reversed, the Council may directly approve the request or remand back to the Planning Commission.

NV Energy Gaslight Lane Facility

NV Energy Gaslight Lane Facility – Ward 4 NAB meeting 5/16/19
The NV Energy Gaslight Lane Facility (LDC19-00059) project is on the Ward 4 Neighborhood Advisory Board (NAB) meeting scheduled for Thursday, May 16, 2019, at 5:30 pm at North Valleys Library (1975 N. Hills Blvd., Reno, NV 89506). A request has been made for special use permits to: 1) expand an existing non-conforming use; 2) nonresidential development adjacent to residential zoning and; 3) operating hours between 11:00 pm and 6 am. The ± 22.84-acre project site is located approximately 440 feet East of the intersection of Socrates Drive and Gaslight Lane. The site is located within the Public Facility (PF) zoning district and has Master Plan land use designation of Public/Quasi-Public (PQP).
The University Ridge HOA homeowners have had an opportunity to discuss this project with Alan Ghisletta from NV Energy and Derel Kirkland with Wood Rogers at the URHOA Board meeting on January 30, 2019. This is another opportunity to learn more about it and provide feedback to the City officials.

Hills Blvd., Reno, NV 89506). As some of you know, the Mountain View Estates is located close by to our neighborhood. Some homeowners have previously asked about this project and here is an opportunity to learn more about it and provide feedback to the City officials.

Case No. LDC17-00045 – A request has been made for: 1) a tentative map to develop 282 single family attached townhomes; and 2) special use permit for: a) hillside development; and b) grading that results in cuts greater than 20 feet and fills greater than ten feet. The ±35.02 acre subject site is comprised of five parcels located west of Comstock Drive and northeast of the Union Pacific rail line. The zoning districts are Single Family (4,000 square feet) Single Family (6,000 square feet) and Single Family (15,000 square feet) and the site has Master Plan land use designations of Single Family Residential and Mixed Neighborhood.

LDC18-00040 (Mountain View Estates) – A request has been made for: 1) a tentative map to develop a total of 75 lots; and 2) special use permits for: a) a townhome development; and b) grading that results in fills greater than ten feet. The ± 7.89 acre site is located south of the intersection of Ferrari McLeod Blvd. and Remington Park Dr. within the Single Family – 4,000 square foot (SF4) zone. The site has a Master Plan land use designation of Mixed Residential. A public hearing is scheduled to be heard on: March 7, 2018 at 6:00 pm at the City Council Chambers, Reno City Hall, 1 East First St., Reno, Nevada 89501.
